We offer many different loan programs and are creative in finding a way to get your deal done.  Closings typically take place one to seven days after receipt of the preliminary title report.  Hard money loans make sense in a variety of scenarios and we offer the most reliable customer service oriented lending you will find. Whether it's closing a bridge loan, construction/rehab loan, commercial property refinance or acquisition loan, we are with you every step of the way. 

  • No upfront fees

  • No prepayment penalties

  • Rates typically range from 8.5% to 12.9%

  • Terms are 6 to 24 months and extensions available on a case by case basis

  • Loan Fees are 2.5% to 4%

  • Additional fees/costs: $250 inspection (one time, at closing only), $250 document review, $400 underwriting and $24 UCC filing fee

  • Non-owner occupied properties only

REHAB LOANS

We offer purchase, rehab and rehab finish up loans. We look at both loan to cost and loan to completion value.

Our construction draw turn around time is typically within 12-24 hours.  All construction inspections and draws are done in-house and designed to make your draw process as seamless as possible. We understand that delays in funding draws can be costly to borrowers.

LAND DEVELOPMENT AND GROUND UP CONSTRUCTION

We offer land development loans in Seattle, Everett, Tacoma, areas off the I-5 corridor in Washington and within Portland city limits.

COMMERCIAL PROPERTY AND MIX USE BRIDGE LOANS

We can close your bridge loan within 2-3 days of receiving the title prelim and can incorporate payment hold backs where equity allows.
